How it comes together
- We start by separating what the seller has agreed to from what another lender or partner has actually approved. Explain ownership, existing balances, payments and future payoff dates in plain language.
- We then work through the use of new capital and its proposed repayment. Every funding source needs an understood role, including what happens if the operating plan or closing changes.

- Property details, purchase terms and a short explanation of the proposed structure.
- Existing debt or seller-finance balance, payments, rate and maturity, where known.
- The remaining funding need, deadline, repayment plan and parties coordinating the transaction.

What to work through
- Seller agreement does not establish that an existing lender permits a transfer or additional financing. Existing loan documents and required consents need transaction-specific review.
- Title, insurance, servicing, payment responsibilities and overlapping repayment dates must be addressed. A named technique does not replace clear documents or an achievable exit.
