If your earnest money deposit is due tomorrow, send the funder the complete contract, the amount you need, the exact deadline and the closing office's contact information now. Put the time-sensitive details in the first message. A request for review is not a commitment to wire, so keep working with the people who control the contract and escrow while the request is being assessed.
The first thing to settle is what “due tomorrow” means in your agreement. Is there a specific time? Does the deadline refer to delivery, receipt or another event? Has an amendment changed it? Ask your agent or closing professional to help identify the controlling language. Do not substitute a date remembered from a conversation for the signed document.
Put the information in one place
Use this table to assemble a readable package. Send documents through the funder's approved channel.
| Item | What to include | Why it matters today |
|---|---|---|
| Property and buyer | Address, state and exact buyer or entity named in the agreement | The request must match the transaction being reviewed |
| Deposit | Amount requested, amount already delivered and any remaining balance | Prevents two people working from different funding amounts |
| Deadline | Exact date, time if stated, relevant clause and amendments | Gives the reviewer the actual constraint |
| Contract status | Whether unsigned, fully signed or amended; include all available pages | Some programs have restrictions on when they can enter a deal |
| Escrow contact | Closing company or attorney, named contact and verified business contact details | Funding may depend on confirmation from the closing office |
| Deposit terms | Inspection or other applicable contingency dates and relevant refund/release provisions | The funder needs to understand what can happen to its capital |
| Repayment | Proposed source and date, plus anything not yet committed | A deposit credit does not answer how borrowed money will be repaid |
For example, FundFast's request form asks for the inspection end date, closing date and purchase agreement, and says it holds funding until the closing team verifies the required information. That is one provider's process. Another provider may ask for different documents or decline a contract at a particular stage; EMD Funders describes pre-execution review as part of its own program.
A complete file helps a reviewer reach the right question sooner. It cannot make an ineligible request eligible.
Make the remaining steps visible
Ask for the status of the steps that actually move money: review, any required agreements, closing-office confirmation, authorization to release and the transfer itself. “We have your file” and “the receiving office has confirmed the funds” describe different points in that sequence.
Also identify the last practical transfer window with the parties involved. There is no useful universal cut-off to paste into your calendar. The sender's bank, receiving account, transfer method and closing office can impose different constraints.
If the closing contact has not replied, say that. If a contract page is missing, name it. An accurate incomplete status is more useful than calling the package ready while an essential approval is outstanding.
If the deadline may be missed
Tell your agent, closing professional and other appropriate parties promptly. Ask what options the contract permits and who must agree to any change. An application to a funder does not extend a seller's deadline, and a proposed extension is not effective merely because you requested it.
Here is a short status message you can adapt:
The deposit required is [amount], due under [contract provision] on [date/time]. The current funding status is [specific status]. We still need [item] from [party]. Please confirm the permitted next step if receipt cannot be completed by the deadline, including who must approve and document any change.
Use a separate, verified process for wire instructions. Keep the review discussion focused on the transaction rather than circulating account details to a growing email chain.
For an earnest money funding request, start with the amount, property and actual deadline. Tell us about your deal, and identify any approval or document that is still missing.
