Earnest money is the deposit committed under a purchase agreement. If that deposit is the missing piece, bring us the contract amount, deadline and closing plan. We can review the funding request without treating it as a request to finance the entire purchase.

How it comes together
- We start with the deposit requirement, who will hold the money, and the event expected to repay it. Tell us whether that event is a closing, assignment or another agreed source.
- The review also considers the contract deadlines and what happens if the transaction changes. Any proposed arrangement needs clear instructions for the closing company and the parties involved.

- Property address or location, deposit amount and the date it must arrive.
- Purchase and closing status, including any inspection or refund deadline you know.
- Title company or closing attorney, repayment plan and any funding already arranged.

What to work through
- A refundable deposit can become nonrefundable under the contract. Funding does not remove your contractual obligations or guarantee that the sale will close.
- Option fees and due-diligence fees need separate review. They can have different recipients and refund terms from an escrowed earnest-money deposit. Provide the specific contract clause, especially when a payment is nonrefundable or a deadline is approaching.
