Credit & Experience Partners

Some deals need more than additional cash. A lender may need stronger borrower qualifications, an experienced operator or a suitable guarantor. Bring us the actual requirement and the project. We can review whether a real, disclosed partner role is worth exploring within that lender’s rules.

Where it fits

  • A property project whose proposed borrower or sponsor group needs additional financial strength.
  • Construction or commercial financing where relevant completion, ownership or management experience is important.
  • A transaction requiring a co-borrower, guarantor or operating participant with a documented role acceptable to the financing provider.

How it comes together

  1. We start with what the lender has requested, rather than assuming a particular credit score or résumé will solve the issue. Explain your current role and the qualifications of the existing team.
  2. Any possible arrangement must identify the partner’s actual involvement, obligations and compensation. The relevant lender needs to accept the structure and evaluate the parties on accurate information.

What to share

  • Property, funding amount, project stage and the lender or financing option being considered.
  • A plain-language description of the qualification or experience requirement that remains unmet.
  • Current ownership and management roles, relevant project history and the proposed partner’s responsibilities, if known.

Start with what you know. Our inquiry lets you use estimates and mark details you're still working out.

What to work through

  • A guarantor or co-borrower can take on substantial obligations. Those responsibilities must be understood alongside control, compensation and any ownership interest.
  • Partners must have a documented role and meet the lender’s requirements. Their involvement does not guarantee approval; an experience gap may require changes to the project team.
