Purchase funding helps acquire an investment property. Bridge funding provides temporary financing toward a resale, completed renovation, lease-up or longer-term financing. Private money comes from private lenders or investors; hard money commonly describes short-term, property-secured financing. These labels can overlap. How it comes together
- We compare the requested funding with the purchase, current condition, existing debt and any additional capital needed after closing. A purchase price alone does not describe the whole project.
- We then review the proposed holding period and repayment path. If refinancing is the exit, describe the property condition, occupancy and other changes needed to reach that point.

- Location, purchase price, estimated current value and whether the property is under contract.
- Amount needed, closing deadline, available project cash and any immediate work required.
- Expected holding period and the proposed sale, refinance or other repayment source.

- Carrying costs continue while you own the property. Include interest, taxes, insurance and operating expenses in your project planning.
