How it comes together

  1. We consider the parcel, its current use and the work or approvals required for the proposed use. Describe entitlement status accurately, including applications that have not yet been approved.
  2. We look at how each stage would be funded and how the capital would be repaid. A finished-lot sale, construction refinance and longer land hold involve different timing and assumptions.

  • Location or parcel information, acreage, purchase terms and current ownership status.
  • Proposed use, known zoning or approvals, access and utility availability.
  • Development budget, timeline, funding already arranged and the next buyer or financing plan, if known.

What to work through

  • Land may produce no operating income while approvals and improvements are underway. Include carrying costs and time for the work that comes before construction.
  • Zoning, access, environmental conditions and utility constraints can change what is feasible. Funding an acquisition does not establish permission or funding for every later phase.
